If your goal is to own the property but have essentially no day-to-day involvement in the business of the vacation rental -- you don't talk to potential guests, you don't maintain the calendar, you don't coordinate housekeeping -- hire a real legal licensed vacation rental manager.

Saw one hauled down the highway recently (with below zero value, counting disposal)..For a shield, maybe show them what a duplex sold for ten years ago in your area versus a mobile and where they are today in terms of appreciation (you could also make a good case on cash flow, especially with park/lot fees, but for a simple "wow" figure, that may do it)...The ones on a lot that are affixed to the ground do better here, but the ones in  the parks are personal property here (and I suspect elsewhere) and you get killed on the lot fee, and the construction is not ideal for durability in my climate.

I have my tenants ask me occasionally if I would be willing to sell them the house, to which I usually reply "We'll see", because it's unlikely they can afford to buy the house for what I would need to sell it - which would be, at a minimum, my original investment, equity appreciation, plus the difference I would need to purchase something equivalent in today's market.
