I knew I wouldn't quite be 'done' in 90 days (especially since my term ended during the holidays) and the Mastery program does provide additional resources so the value is there and I expect to continue for at least 2-3 more months. 

The turnover rate requires effort to continue finding renters.

Has anyone seen any articles on this in terms of whether this is the beginning of a real estate market downturn or just a normal downturn due to it being a little more of the off season?

Some people want cash-flow from day 1, some people want to invest long term, some medium term... all different strategies that would require a custom tailored approach. 

Im looking to move our 5 (soon to be 17) short term rentals over from being solely listed on airbnb, to a comprehensive PMS system to save on airbnb fees and build some efficiencies into our workflow.

My updated goal is to invest in an out of state long term rental property.

@Josh Urrutia this will be a primary home, so I will be holding it long term.

Our goals are more long-term (buy and hold) and lean more toward appreciating markets, but are not opposed to more CF markets, if it's the right deal.

Is anyone running mid-term rentals in that area?
