My gut says Pigtown higher potential longer run but more risk.

Kind of running in circles on this dilemma and would love to get your opinion on this.When using @Michael Blank 's calculator (which is a state of the art weapon) i see the "deposit to replacement reserve" line item in the EXPENSES box, but there is no CAPEX line item.

there is one in Texas run by a guy name of Stinson Bland i beleive its a new one.. ( mastermind)

This auction was a SFR with an ARV of approx $165,000 and the ‘home run’ number was probably around $115,000.  

@Shlomi Mor insurance for Section 8 housing can run higher. 

I think the odds of you running into one of those types of dogs is extremely low...

I also have 2 years of construction experience from high school and absolutely no knowledge of this business before recently, so I could use a mentor for awhile getting up and running - especially with details like taxes and different types of contracts other than traditional assignable and buy then sell.

Working with someone buying one is a certain amount of work, but once you train a buyer on the process, it runs pretty smoothly and there are a lot fewer items to cover on the second and third, etc.

Run the numbers through the calculator and see where the break even points are and don't forget debt service.

They are not happy the Governor did an end-run around the City Council giving them no opportunity to insert themselves and their (often times valid) agendas into this decision.
