To me, its all about supply and demand.

My thought is the fundamentals of silver have never been better short supply and heavy demands and the Chinese have increased there purchases 500% in the last few years.

Given the very low interest rates, and the ability to buy at historically low prices in solid suburban areas with very steady rent demand from A-grade tenants, I think you've misframed this in your mind in thinking that the suburban homes with debt are going to create more stress for your life.

It's often possible to route supply lines through the house and by-pass any lines under the concrete.

Purchase inexpensive homes $5000-$20000 (I have an inexhaustible supply of these kind of homes they are not junk they are totally livable and not in need of repairs.

We have a local brokerage with 900 people that is in steady decline, shares go all to KW, they don't have tech budget of a 180,000 agent company. 

I'm a little concerned that this heavy supply will trickle down to lowered Class B rents.

The best thing about Little Rock (and surrounding areas in central Arkansas) to me is that it is steady.  

Most hourly rates for cleaning in my area are $15/hr if I provide supplies.
