I'm almost done with David Greene's BRRRR book and have a few more books lined up after that.

If I can add anything, as @David Greene preaches, add someone to your team who has their eye on the market and send deals your way that fit your criteria.

If possible, once you have done the prerequisites @Jonathan Greene mentioned, see if you can save a few months of rental reserves in case a deal comes up and you need to jump on it.

It really gets crazy if you applied all the EPA, OSHA, LDS, BLM, LGBTQ, CRT, Local code, new code, green standards, new wiring and outlet standards and apply them to these older houses.
