If you search book recommendations on the site you'll find a ton (Rich Dad Poor Dad, Millionaire Real Estate Investor, etc...).

@Caleb Landry you've asked a simple question, but the answer is not so simple!

For functionality it must have on-site parking of some sort, like for 2 cars.  

This is why I am embarrassed because I know it is a simple concept but I just cant seem to get it.Thanks!

I find though that in most of the cases that I have looked at (Looking at listing sites like Loopnet and Zillow) if you use the 50% NOI to calculate the asking price you will be pretty far off the asking price number.
