I would rather take the first position and control my losses then to be at the mercy of senior lien holders who could care less about my lien interest or my money.There are investors who only play in the B piece and above arena instead of first position but is high risk.I think the risk the junior investor is taking on is more than fair asking for their requirements.

As a consequence, cities are running larger deficits and going bankrupt and the citizens in those Cities are paying higher taxes in support of amenities shared with the subdivisions (schools, arenas, etc).The initial attempt to address this imbalance of tax-base to services was an accelerating trend towards amalgamation of bedroom communities that we have seen over the past 20-years.

I realize this opens the door for predatory slum lords, but I have never been a fan of placing more regulations and laws on law abiding citizens in an effort to punish the few predators.
