Start the eviction process on the first available date, every time.

I have convinced a few people locally that we may be able to find some good leads and we are actively in the process of trying to find them. 

Yes it affects your short term cash flow, but averaged out over the long run (decades) gets you a more realistic view of what your actual cash flow looks like.And what would you expect to net after fees if you were to sell these properties?

If they don't, you can start the eviction process to get them out for criminal behavior and lease violations.

Because I’m not an owner on the selling property I was told I could potentially borrow the difference as a primary or secondary home loan.

They are also easier to package, sell, and rent.

It's your first property, you may hold it, you will probably sell it, find a healthy balance there.

After 12 months, you can rent the whole thing out and repeat the process.
