My goal is to maximize cash flow and this property is in a very seasonal market.  

Somewhat related, I heard a seasoned investor say basically "if you add up all of the depreciation your properties have for one year, you can have earned income to that amount and have no tax liability".

Is there a seasoning period? 

There is already a structure there that was used for storage I believe with foundation.
