I’m new to real estate and wholesaling, I’ve been doing a lot of research the last couple weeks and have been wanting to find a deal, and just today I drove past a pretty big home just 5 mins from my house, that is vacant with boarded up windows and a tarp on part of the roof.

Fridges, ranges, HVAC, roof leaks, repaint and carpets at turnover, landscaping during vacancy, clogged toilet, etc: these things happen.

What are you opinión of this deal: bought home for 410k, fha with 6% seller concession.The home is a live and flip deal. 4bed, 1 bathroom. 1500Sq ft cape, roof is mid life, no foundation issues, no oil tank issue, no furnace issues Renov 48k ( on a personal loan) ( New kitchen, second bathroom, landscaping, fencing, repair existing bathroom, New flooring, paint the inside, replace two window, repair deck, putca couplecof gutters,, update electrical panel, New major appliances)With the current market in my area ARV 560K (iam in upstate ny) Should I keep for 2yrs or refinance and rent this out?

I reached out to the turnkey company who sent their own maintenence manager, and he said the inspector is particular about condensation issues and would have said something about needing more vents, so they don't think vents are the issue ( he said there were plenty on the roof).

@Brent Smith Those numbers are fine as long as the roof was recently replaced and HVAC has been maintained.
