I have a few staging items...rocking chairs on the porch...wine glasses and pretty colorful dishes in the kitchen...nice towels and soaps in the bath...nothing major...but the buyers did not ask nicely for the staging items but informed me  they get them because they were shown in the listing photos and everything in the photo is included in the sale !

For example, if you have 3 very quiet tenants and rent the 4th unit to a rock and roll band drummer that says he rehearses (alot), then you probably are asking for issues.

With that being said, I spent a great deal of time stuffing one ceiling with sections of carpet and insulation to eliminate noise, and after re-sheet-rocking the ceiling and moving in new tenants the sound still transferred through surprisingly audible.
