I can't help you on the commercial side, but the mortgage broker I use at Key Mortgage Services can do residential loans in your LLC's name while qualifying you based on your personal attributes (credit, employment, DTI...etc). 

But there is a box checked under that and states Landlord shall not provide pest control services to premises and is the responisiblity of tenant to keep it pest free.

I've talked to the current PM, and while he's usually leery about managing non-conforming properties, he said the fact that the postal service didn't raise a red flag and is delivering to all four units is good enough for him that there'll be no issues with the county. 

The things I am nervous about is calculating the potential deals correctly, execute the purchase contract correctly with the seller, and the assignment of contract correctly with the End-Buyer.I want to make sure I'm providing great service to the sellers, while getting great deals to the buyers.

Other than that, the rest looks good (for what it is) no bowing or any signs of flooding.
