I am looking to do my first wholesale deal in Queens, NY

Hello everyone, I am Jason Matthews, Owner and Founder Affinity Property Buyers LLC. I am a new Investor and I am very excited and nervous about making my first wholesale deal in Queens County, NY. I have a website that the company Carrot designed, social media pages, I'm using Prospect Now to find potential sellers in the area, I have a business address that is listed on Google, and I have an 877 number that is listed on 411. I have the items that distinguish myself as a business, but I know that none of it will matter until I close deals.

The things I am nervous about is calculating the potential deals correctly, execute the purchase contract correctly with the seller, and the assignment of contract correctly with the End-Buyer.

I want to make sure I'm providing great service to the sellers, while getting great deals to the buyers. 

I welcome any advice to help me, and even work with and seasoned investors in the NYC area that I can learn from. Thanks in advance.
