My company only does DSCR loans and the first thing I ask borrowers is if they exhausted their conventional options. 

If I fixed those things I couldnt raise rent because the apts would be the same so Im really trying to weigh my options.

I agree, it will come down to preference in addition to financing options. 

Having your license as a wholesaler offers options.... you could wholesale it, offer on it, seller finance, conventional financing or list it.
