It looks like they are all expired except there is an auto renewal clause, but it has no terms.It states “this lease agreement will be automatically renewed at the end of the stated lease period unless the parties give written notice of termination 60 days prior to the end of the lease.”So, if there are no terms for the renewal, is this a valid lease?

Here in Canada most people get mortgages with a 5 year fixed rate, at the end of that the mortgage has to be renewed to current rates.

In the majority of cases, having no written lease means they are considered "month to month", so you have to follow the laws in your state for that type of lease.....30 vs 60 days notice to not renew etc.

With a Balloon Loan, the bank only loans you an amount for 3 or 5 years, and at the end of the term, you have to either pay the balance in full or renew the loan for another 3 to 5.

I'm also inclined to agree with what Aaron has said above, with the one caveat being that if you're worried about the lease being off-season (starting in the late fall/early winter) you can opt to do a shorter lease term and then renew around the summer month for a longer-term lease (year-long).
