So, if new construction goes quick and gets entry level homes available we will see a better balance and prices may level off.  

Off Market deals are found from hard work but I don't advise you start that route if you are not prepared to pull the trigger quick.  

(just expressing what I would do, not what I think you should do - it's your business) My goal would be get out of the situation as quickly and painlessly as possible and I would not sweat the financial impact very much. 

We hope to both hit the ground running pretty quickly in the coming months.My question for you guys is this:  Once we become more experienced, do you see value in partnering 50/50 on properties in each other's states for Buy and Hold purposes?

I am a broker so I have access to MLS and have a jump on good deals. 

What sort of Tax benefits are we looking at as we are quickly moving up tax brackets and are looking for write-offs. 4.  

@Dan Wallace, A quick look makes it appear that this could be the case for a building I have been looking at.  

I am definitely wary of the fact that the seller doesn't have any docs to show and my agent doesn't want me to pursue the property because she thinks the numbers they ARE sharing are inflated, but it's in an area that I want to settle in for the long haul and that I'm quickly getting priced out of.

In the letter be sure to mention that you are a Cash Buyer and can close quickly.
