You can easily transfer title to your LLC shortly after purchase.From what I've heard, land trusts don't provide any asset protection or tax benefits as an LLC would so DEFINITELY speak with an attorney before going down that road. 

You might need to just pass the info along to the tenant and their family/friends, but you can say that you've gone above and beyond in trying to help them out, as well as trying to protect your investment.

Their expertise can make them better equipped to ascertain the viability of from scratch development, IMO, better than lenders, agents, builders and new developers.

(he lives with his mom, not at my house) Eventually i want to put the home into the name of an LLC, but i don't want to make refinance difficult or be put in a position where we have to wait an extended amount of time but i need to keep my home protected.  

Once you see that your cash is stockpiled, your mindset will change and you'll protect it with everything you have. 

THIS IS WAY TOO LONG. this document is critical to a wholesale investor because it is what protects us from any dishonest sellers/buyers cutting us out of a deal. i do not want to know what it feels like to lose money on a deal just because i couldnt get this figured out. 

If someone answers questions in a thoughtful, respectful and intelligent manner with strong subject matter expertise, you can be somewhat assured that person or company takes their business, their reputation and career seriously and won't be a fly by night scam artist. 

While LLCs are often promoted as bullet proof asset protection devices, I don’t quite feel they are quite as good as advertised.

If you want to be extra safe, buy umbrella insurance and it will provide even more protection for very little cost.
