Typical mentality of a state college level student.The only part worse than dealing the the students was dealing with the neighbors who complained about noise, the fire department responding to a burning couch in the back yard and the police for all kinds of nonsense including drunk idiots standing on the roof.

In my early days I accepted tenants who were referred to me by credible organizations and/or were personally known to me, did not do my due diligence and was burned.  

They often run promotions for 12-24 months as well.  

The sprinkler system also was not turned on for the summer, and the yard has burned up.

I don't want to burn any bridges and want to remain professional.

Well, there is one guy, but I'm not promoting anyone, .....read the forums carefully and you'll figure it out and well enough to ask specific questions of your attorney (saving time) Good luck :)

This way they don't just let the bill slide hoping I won't notice.In the past I've always paid the water bill and other than one exception, I've never been burned.

I have only read one book by Gary Keller - "The Millionaire Real Estate Investor", which was a fantastic read.I agree about getting burned out on all the rei books out there now....
