I have to second the notion that it is well worth flying into your targeted market to get a good feel for the area as well as shake hands with your prospective “team”.While selecting markets, most of the top Midwest cities have been mentioned here so from there it is a matter of looking into job growth, development, vacancy rates and weather patterns.

Think that's a good place to start.Like most have said - the BRRRR strategy is really for those that can project manage themselves or have a partner/team in the target market.1.5% price to rent ratio is a bit concerning as well.

You need to be interesting to them.You can try to just push out content like a mad man, but sooner or later you will come to see that this doesn't get you anywhere.I have found much better success posting selectively and make your post resonate with the traffic you are truly targeting.

SEO takes time.I personally believe that DMM should NOT be attempted if you are starting investing.PPC/Facebook ads is in ANY and every way better than DMM in my opinion.Figure out the cost/deal of PPC and include the cost of hiring an expert and I can almost guarantee you will make money (if you again calculate the cost/deal right and you do target the right audience.I receive over 10 calls on average a day since I started marketing for my SEO business from investors that tell me that they lost all their money doing DMM.Agian, those that succeed doing DMM.. good for you.

There isn't much need to modify unless you are targeting lower income areas or subsidized housing but even then I'd be careful.
