Poor people have low value (to worthless) things, and things that are not are financed.Written into a lease or not, I still think (Trying) to take something of value from these people will result in a physical fight or a gun being pulled.Texas is a hard to collect state, but turning a smoke stained 11 year old big screen into $100 at the pawn shop hardly seems worth the drama/effort/personal risk.Some people will kill each other over McDonalds Chicken nuggets being out of stock--you never know how people will react to this.

I was a little cash poor after the down payment so I immediately dove into house hacking and had renters in my 2 additional bedrooms before Thanksgiving.

I bet you have some ideas?   

I simply move too fast for banks, and I'm smart with debt, so if I can ride an interest-free credit card balance for 18 months, you bet I will.

I've also seen the same concepts in "The Richest Man in Babylon" and "Rich Dad Poor Dad." 

My assumption is that most leases have the tenant take care of pests to discourage poor housekeeping. 

But if the hospital is poorly run and the travel assignment is rough, chances are the nurse won’t try to extend their contract there.
