reason being, ive only owned my construction business for 1 yr, banks require 2 years of returns and Im using my brother as a co-borrower just for securing financing.  

Does anyone have a good approach to asking the seller to subordinate their note so that I may secure funding for rehab costs?

All those other visas will not provide with the employment authorization security and flexibility you will need.I hate to burst you motivation and spirit, and say it cant be done.

I have a fairly limited knowledge of loans and how to secure them so any information would be invaluable. 

After 7 months of not being able to secure anything long term that has enough hours (I've gotten a few babysitting gigs here and there, and I work very part time as an assistant at a telecom brokerage agency), I've decided to pursue real estate again. 

She had transferred all the security deposit to her account.

My inclination is to pay myself the last month's rent out of the security deposit.stephen----------------

I have used Sunwest and Security Escrow.  

All it takes is one major issue, such as the insurance deductible for a storm damage claim, a tenant to do damage above and beyond the security deposit - never mind the loss of income while it's being repaired, or evicting a tenant who hasn't paid, etc. ... to turn break-even into a loss.
