Give them a $25 gift card to a local nursery so they can plant some flowers (or cactus as they case may be).When I inherited tenants last year, the landlord had raised their rent right when they put the place up for sale - to make the numbers look better.

It also made analyzing deals easier because I knew my financing costs ahead of time.As to finding the deal first - I noticed when I went to local REIA groups that there were tons of people pursuing that strategy, while the few people with money got to cherry pick.

Just found out that he will not be renewing his lease, so I figured now is the time to explore ways to generate income.Here is what I know at this point:Hardiness Zone 8bStream running through propertyI believe Ga forestry planted pine trees on it a couple years agoI have never been there, but will be taking a trip this month to look at it. thinking about planting some short term plants(3-5 years) to sell to nurseries, plop a mobile home on it, and hire someone to host game hunting(quail, turkey) over weekends.
