They will absolutely increase bookings (for all of those commenting that don't live here) I wouldn't rely to heavily on awning or other data sites as they are just that, data, not taking into account all the nuances of a particular home or community, proximity to the theme parks or clubhouse etc.

If you are new at new construction and have some ideas on what you want to do, like your plans/designs and what type of lifestyle you are willing to navigate.

We plan to start with short term vacation rentals, in multiple locations around the country, then possibly move into other disciplines from there.We are happy to be here and learn all we can.Aaron

Definitely plan to evict the tenant which would help get a new tenant that pays fair market rent.

Target a price based on where I am in my REI plan, which has a specific amount of cash available, and a specific return needed from that cash, at the specific timeline in my plan. 

Prior to this I’ve lived here around 6 years and always paid my rent on time faithfully and plan on setting up auto-pay to avoid any discrepancies in the future but I honestly can’t afford to just give away an extra $370 if I don’t owe it.Any insight into the discrepancy would be greatly appreciated.  

I do plan on getting one more home in MI to be a rental (1 primary and 1 rental in MI LLC), I will use them the same way i did this AZ home.
