Hi @Sid Naik,Just to expound on what @Jeffrey Isenberg and Account Closed said about increasing rents, It's also about increasing the income overall that may come in other forms such as laundry, pet rent, parking fees, storage fees, etc. 

Lets say they have a pet horse  or have 8 evictions on their record, wouldn't you want to tell them no, since it is a sure thing that they wont qualify.

I just closed on my first 2-unit property out of state, and the sale triggered an inspection from the County Health Department.

Also make sure to have first month rent and security deposit up front. make sure they know no smoking or pets.
