I wouldn't stress too much over figuring out the perfect way to finance the purchase.

Doing a sub2 would actually be perfect, because then I could acquire the property and immediately sell it, or hang onto it as a rental.

@Christopher Gilbert In a perfect world, the PM should have given you a final accounting and any funds held within 5 business days (as it really isn't that hard to account for smaller landlords).
