Drywall, paint and carpet are not that bad  ... annoying, but quick turnaround.  

Need some advice here.Hired a painter to paint a vacant property.Never worked with him before.Not a big job contract about $1000 plus materials.Painter says on first day he can get more done if he can stay over at the vacant property, he can bring in a sleeping bag and work longer hours.I don't think this is a good idea.First I have some power tools at the place.I really don't think I want him sanding the ceiling at 3am...I don't want to hand over the keys either.There may be liaility issues as well.Thoughts, bad idea or am I being too paranoid and is not really a big deal?

(Had a young tenant who put gas in an ice cream plastic bucket with a lid to clean paint brushes!

Only way you can (should) spend that much is:- roof $4k- heat pump hvac $4k- paint $1.5k - 2k- flooring $2k- appliances - $1.6k- fix up cabinents cuz it's an old house

So, we hired him for framing for damage part of the house - interior and exterior, paint, tiles, kitchen cabinets, exhaust fans, baseboards and tiny cosmetic things.

Sprinkler systems, wear resistant floors, better paint.

To tell a seller that they don't need to accept risk as an inticement to do business is not painting a true picture, especially in a seller financed deal.

I'm not sure what you have access to when you are out of the office, but you can always write out your signature, scan it, do a crop with Paint, and copy/paste on top of an image of the .pdf file.

It needs some paint but I have a contract to get that done within a week.
