I have read numerous books (including one of Brandon's, which is what brought me to this site), listened to countless podcasts and have spent many hours on this website...but now it's time to take some more action.Thank you to everyone that contributes here.  

In your opinion do you think I should get my feet wet first and at least get a deal under my belt first before  reapproaching them?  

They were recently recommended to me and they work with all of the numerous government programs in Baltimore.

No, it would be wet funding -- cash will be brought to the A-B closing and there will be completely separate funds provided for the B-C close.

Hi Christopher,                   I have found through my clients who are investors themselves is to let them know you are a real estate agent that is getting into the investing business and are new to it so just getting your feet wet and trying to learn the business as you go.
