We got into the business specifically to target students, 2.5 years in and it is working out fine for us with about half our apartments rented by students (the other half is young professionals and a few just existing)  Turnover is higher- they are going to rent your place for 2-3 years max.We use a 12 month lease- they can sublet with a tenant screened by us, but most just stay for the summer.There are different types of students- I prefer grad students, then those who DON'T need a personal guarantor- kids that make enough money to pa their own way generally aren't partying and trashing your house.
