i have a friend that rents out a 2/1 mobile home on the water just north of tampa (hudson, fl) for about $1200 a month as a seasonal rental. it's amazing what people from across the pond will pay to stay on a little bit of water. as a normal rental, this property would probably rent for $400 a month with a lease....

I made an offer on vacant land zoned A-R-1 The lot is 50x125, my plans were to pull a mobile home onto it and rent it out, Found out by a neighbor that you cannot do that unless you own two lots side by side,100x125, This was not disclosed to me by the Realtor ,who also owns the property I made the offer on.The neighbor also explaned that water would need to be on the property before the electric can be put on the property.

George P, It seems like you received a great deal of valuable input, but let me just add a comment/two.Important: When doing your General "Due Diligence" check with your County Office for all lien types that may be attached to the property (e.g, 1st and 2nd mortgages, mechanic liens, and IRS Liens, etc..).

In my area, I see liens due to things like sewer, trash, water, gas (in Phila PGW can lien for unpaid gas), IRS, state income tax, judgments (mechanic liens, child support, medical bills, etc), and then some.

Particularly by Jim Johnson in his discussions of mobile home parks.I think the reason people here don't like the low cap rates of the Bay Area is that the same approach of upgrading and increasing values can be done elsewhere as well and without having to put up with the low cash yields.But if you have the right kind of property in the City, for example, you could very substantially increase rents by upgrading it although your upgrade costs will probably be quite high.
