Can I stop the Escrow

I made an offer on vacant land zoned A-R-1 The lot is 50x125, my plans were to pull a mobile home onto it and rent it out,
Found out by a neighbor that you cannot do that unless you own two lots side by side,100x125, This was not disclosed to me by the Realtor ,who also owns the property I made the offer on.
The neighbor also explaned that water would need to be on the property before the electric can be put on the property.
I was going to have the electric installed first and put a travel trailer on the property until all the utilities are in for the mobile.,
This according to the neighbor, this cannot be done, I'm checking with the planning department to see if the neighbor is right. If he is ,can I stop the escrow and get my deposit back ?
