No kitchen cabinets, no flooring, no bathroom counters, etc.Here is the picture of the hinged stair tread:It was covered in carpet but not secured at the bottom so when you lifted on it, the whole thing opened up.Here is the living room floor after the disgusting carpet was removed.

In those areas - you have to do crown molding, granite in the kitchen & bathrooms, nicer carpet with thicker pad, nicer cabinets, etc to be able to maximize your ROI.

I'll spare the messy situation details but do know that his ex-wife had living rights in the property after divorce for months and left ALL OF HER THINGS and the PLACE A SMELLY MESS.Seller doesn't want anything for their house.They are out of state and desperate to just hand over their house with the $190k loan assumed.
