@Al Smith I am sure an attorney can accept the letter but I would also send it according to landlord tenant laws of your state and most likely that includes mailing to last known address.

A lot can happen between contract acceptance and closing.  

That’s at least the biggest complaint I’ve heard outside of not being able to filter contingent accepting other offers.

Would you be able to evict after you've already accepted the rent later?

In some cases 1 year of tax returns might be acceptable if it's in the same field.

If you accept their bid it’s like Christmas to them and you end up over paying.With that said I will also say sometimes the lowest bid is not the best bid.
