I understand the importance of cash flow if you plan on living from it, but for someone with other sources of income (main job), I don’t see why CF would mean more than other sources of return?

If the collateral is an appreciating asset, as in the case of a HELOC or Cash Value Life Insurance, the borrower still benefits from that appreciation.

Have a main stock line - sewage - leaking in my property, need a plumber that can inspect it w snake / video and fix it without breaking walls.

The main problem I am having is that its difficult to figure out the ARV of the property because the property is in a rough neighborhood and there isn't any duplex that has been sold in the area in the past 6 months.

what is the benefit of a series LLC.. no LLC is asset protection especially if its single member..
