@Shaun Reilly , Aah, but it doesn't matter to the Seller whether there is "dual agency" or not, because as a good agent, you have negotiated one Fee with the Seller ahead of time (so that if you get lucky with finding a Buyer off the street, you do get both 'buy and sell' sides of the commission, but if your Buyer has used a different Agent, you already know that you will have to split the Fee with that Agent)!

Then my partner adds in that since we aren't using an agent, perhaps the selling agent would be willing to reduce her commission by 1% to help sweeten the deal for the sellers since she won't be splitting the commission with another agent.

If they agree, ask them what their terms are ( 50-50 split, their price plus whatever you want tack on top of it etc) Have them send you a JV partnership agreement and then start calling and looking for buyers.
