I'm currently looking into purchasing a property's who Pest and Organism Inspection Report from 3 years ago shows that it was infested with fungus in several locations - the kitchen counter, under the bathroom, the garage, and crawlspace.

If that is the going rate in your specific location you know it's good cashflow if it comes out over 1% and is below average cashflow if it comes out below 1%.

Depending on the condition and location of the property, the cap rate in your area may be 5% or 6%, but ask a local realtor that does commercial deals.
