Buy another property I have an eye on in my target neighborhood for 90k with 20k rehab. it cashflows well and I would use the sale proceeds to cover the property, then refinance after rehab and pull out money again for BRRR. property would build about 35-40k in more equity following rehab in addition to the good cashflow.option c: 1031 into multifamily or larger property find a 600k property, put 150k into property as 25% down, mortgage the rest.

But, remember, your basic assumptions should have a reserve for OpEx (routine maintenance stuff) and CapEx (larger ticket items that are depreciable).

@Joshua GalupI am not aware of any PA law requiring a minimum on an investment property purchase.It is likely a requirement of the lender.Some lenders do not like to lend on small amounts because it takes the same amount of work and time to finance a larger loan.

I will be self-managing the rentals, renovating/updating when necessary, handling all tenant affairs/calls/etc, and physically maintaining the property - however I will be coming in with little or no money.
