If the tenants refuse to open the door for PGW workers on the day of scheduled shut of, do I have the right to open the door for them and let them in?

We are looking to buy a small apartment building next year, 20-40 units (or larger if we find the right property).Question - Can cost segregation deprecation be used to offset active income from his insurance business?  

To this point, most of my experience has been with single family houses and a duplex but would consider larger multi unit property's if I could get the financing and the numbers work.

I am on the hoa board and we have not had guidance on what we need to do from the property manager, even though he knew about the leaks a few doors down, but he has not addressed us about my new leak or what we should do.  

All these 22 year olds owning 30 doors, etc. 

Any advice on what I should do, or where I can look for answers.    

The jobs are gunna come from the Seaport area,  with the extended Silver line 3 it opens the door for transportation into Seaport from part of Everett/Chelsea.

The larger you go up in center size the PM fee can come down to 3% in some cases.CAM ( common area maintenance fees ) typically cover property taxes, landlord insurance, PM fees, maintenance to the building and service contracts.Some tenants instead of a NNN leases have NN lease or a gross lease.

So my gut feeling just based on what you said would be to get it "freshened up" (6 panel doors, some nice paint, replace some carpets, remove clutter, heavy cleaning, clean ducts) and get as much as you can out of it.
