As long as the local law allows that mixture of tenants you cannot ask for more rent due to a large family.  

We really like the idea of AirBnB-ing the property, and found the website offers a co-host option for those times we wouldn't be in town to handle check-in/check-out, etc.

Rental demand is high here due to the proximity to the beach (just two blocks from the ocean), large university close by, the shopping and dining within walking distance, and the history and charm of the area.  

I currently work in commercial real estate for a large developer, but have a strong desire to put together rock-solid deals in the single family/multi-family space, utilizing BRRRR and/or flipping.

I'm sure some of you may have heard of this but I know there are many who haven't looked into this yet.Proximity marketing has been used by large retail stores for a couple years now.

Plus, I started reading the website and then I discovered the podcasts.

They have somedocuments about plans on their website as well. 

I try and discount some night just to get the couple bookings I have gotten via AirBNB.Homeaway is also constantly rolling out new improvements to the website and app.They now have pricing tools and other analytic that show competitors pricing with graphs and charts.They also show if someone did an inquiry and booked another property and you can see what the other property is to see the competition.

Your PM needs to have an excellent reputation and ability to get quality tenants and retain quality tenants, raising rents (nuisance increases yearly).Some people on BP have reached out to me and are on their 2nd or 3rd PM after 1 or 2 years of ownership.
