He's a smart kid.

It's almost impossible to find rentals for the displaced, I know, my firefighter grandson had his house burn, and is looking for a place to rent for his wife and two kids, so he can get back to work.

Do this over the next 6 months and you'll have a better "finger tip feel" of what a good deal should look like and the tax implications.  

Also if you aren't new and are looking to provide insight, tips and tricks, or need some motivation come join this group.

Also, what other tips and tricks would you guys suggest as I embark on this journey?

@Jennifer Bailey i was in the neighborhood yesterday talking with some of my renters, they're college kids going to UofH, and they see no real issues. i've talked with several of the neighbors and they all seem like a close nit group trying to keep the 'riffraff' out of their part of the neighborhood(Isabella @ Live Oak). 

My neighbor at a house I recently sold wanted me to cut down a tree that he felt was a danger to his property, conveniently he did this right after I called the cops on him for repeatedly parking in my driveway and refusing to move his vehicles...The previous owner mentioned to me that she had wanted to take the tree down but this same neighbor didn't want it taken down since his kids played around it.

My kids know the taste of Crab, Lobster.

Any tips are appreciated.
