I'm assessing a HUD property (my first investment prop) and am trying narrow my estimate on the cost of rehab on a house.I was able to pull up a PCR on the property (a brick ranch) and here are some key things:Cooling/AC - DamagedHeating/Furnace - DamagedHVAC Duct - DamagedPlumbing: - Sink: Damaged - Pressure Test: FailThe property is a 1,500 sq ft ranch home that seems like a good opportunity provided I don't overshoot the cost of these items.

Dependent on the company when laying the shingles they need to "step up" the shingles as well as use 4-8 (again dependent on the company) nails per shingle so it ensures good hold in the roof just some quick tips.  

She's moving out as soon as she gets keys to her new apartment.

The key is really learning how to buy it right.

And that both properties are turn key with maybe some room to update over time.At first glance most would say go for the cash flow, but I was thinking about the benefits of the higher purchase price as well.

Unfortunately I don't have any contacts in that area but if you drop a couple city names in a forum post you might set off someone's key word alert. 

Key being you have no loan on this and it was all cash purchase.
