I spent an exorbitant amount of time (months and months) researching STRs and markets (I basically took it on as a full-time job while I was underemployed).

Appliances were new and everything was in very nice condition when they moved in 2 years ago.

I found a real nice summary of a handful of neighborhoods from some locals on reddit. 

It might be nice to have some tenants in the building paying rent while you rehab the other units.
