As a side note, try offering "Free Internet" some time with rents marked $100-$150 higher than you'd normally ask and watch the responses, it will blow your mind.  

So what are your experiences pros and cons.Side note: in looking at rooms WANTED I see several that are looking for hi-speed internet. 

Meaning, I own developer licenses for a lot of expensive software that's particular to Wordpress, my hosting caters to Wordpress, I've created systems of speed optimization, website caching/compression specific to Wordpress, the team of contractors I've built over the years are most familiar with Wordpress, etc.

We have a lot of very active members who hold property for rental, who fix and flip, offer funding, and more - typically about 130 or so at a meeting so the opportunity to talk with a lot of great people.Several of our Members also host various meetings through out they month and we post those on our calendar.there are also several BP meetups that get posted here on the BP calendar.And for BRRRR I would look up Andrew Syrios (he's here on BP) google him, he has a website with a ton of great free training and he is based in Kansas City - he teaches at MAREI from time to time.

I have never worked with a HML that I found on the internet.

Talk to other agents and ask to host open houses for them, as many as you can.
