The tenants can not interact with the accounts, but they get monthly statements about their money, and the bank also sends out their interest once a year (required in MA).

As an investor, this kills the "rental" idea of the ADU, and would cause me, if I were an appraiser, to look for comps on the ADU, perhaps mixed with some elements of an income approach.

If you can find an element of distress but the property is still inhabitable then you can often times just do minor cosmetic things and get a much higher appraised value.
