I like to invest in markets where prices and rents are going up - it indicates the local economy is doing well and the market is a desirable place to live.

Until AI takes over completely you can either do it via spreadsheet and variable regressions or do exactly what you do in the emergency room: learn enough to recognize patterns that indicate something.
