The IRS makes it incredibly easy to avoid paying taxes on rental properties by making it possible to write off everything under the sun.

Most single family home data is already out there for non licensees, so I don't think the access it that incredible.

I suspect it has the best cash flow potential for LTRs.Northwest Arkansas is growing incredibly quickly.

I am learning all this as I go and the folks in this forum have been incredibly helpful.

@Serena Kim I agree with what Charles said above - the other advice I'd add to this is the attorney - HIGHLY recommend Dugan Kelley - he has done all of our acquisitions and is incredible - especially when you have a challenging seller - he's great at keeping the deal moving forward.

Between what the contractors say, what you see around the neighborhood and research I am sure you can find a cost effective method to replace the stairs. 

Purchased a SFH a few years ago and has done incredibly well from an appreciation standpoint although the cashflow wasn't great.
