On the other hand, I went to plenty of parties on the same block, in different duplexs, you would see huge holes in the wall from people being idiots, nasty bathrooms, trash everywhere etc.

We pay him hourly and he can do most of the rehab work we need done (replace windows, install hardwood/tile flooring, kitchen cabinets, appliances, bathrooms, basic electrical, basic plumbing, etc).

If you're pouring in a lot of improvements into a 400K house, having less than optimal windows might take away from the new flooring or would be the only sore spot in an otherwise spotless bathroom, you get the picture...Having said that, for a 60 year old house, the windows are part of the character of the home, I would try to keep them, do the sanding, caulking, and painting yourself, it shouldn't be a tough job.

Major fixer but lots of potential here.  10 bedroom, 0 bath home, around 5,000 to 10,000 square feet.  The property has real limestone floors, 3 stories, a solid red-stone foundation, a very large pool and lots of room to expand.  Home would need to be brought up to local building codes.  Buyer to verify permits.Offered at $500,000, includes wholesaling fee.Rehab estimate: $35k, needs new electrical, plumbing, HVAC, roof, some walls, a few bathrooms, windows, some foundation issues, and all interior fixtures.

It is a slab foundation, so I would assume it would need trenching (perhaps the water lines could run through the ceiling, but sewer would need to be in the floor).I like everything else about the house, but had originally written it off because of the bathroom issue.

I think the house would sell very quickly (under 45 days).Details:ARV: $151,000.00 (low estimate) AVG DOM: 62 DaysSub-to note: $90,500.00 (waiting to get a statement with monthly payment info)Owner payment to close: $1,500.00Repairs: $18,000.00 Built: 1985Sq Ft: 1830The house was rehabbed in early 2000’s but needs updating (paint, floor, kitchen, bathroom, lighting, landscape).With all of the numbers above, my offer is $4.3K higher than 70% - Repairs but I figured I'm recouping that by not taking a HML.

I have controlled the water bill at my properties by the following:(1) low flow toilets(2) low flow shower heads(3) low flow thingies (sorry, I don't know the formal name) on the kitchen and bathroom sinks(4) coin operated FRONT LOAD washers (14 gallons average per 20 lb load vs. 42 gallons average per 10 lb load for a top loader)(5) "desert" landscapingI have not heard of those flappers being eaten away by the tablets, so I can't help there.

I did not get that good of a picture of this, but some guy added plumbing, an interior door tied up with rope to create an exterior bathroom.
