I have not spoke with a lawyer yet as they all seem to be conveniently on vacation or not taking clients.

Sadly real estate sellers, whether overseas (or in the US or sellers or whatever for that matter) tend to only mention the positives of their products and conveniently forget the negatives.

(Also put a garbage disposal in, as it helps prevent clogged pipes, is seen as a convenience and is cheap.) 

And, the next day, I'd give them written notice that if the cops were called again, I'd be giving them notice to move out.It might not be convenient for you to go over there yourself when you get a call, but you can call them up and tell them they're scaring the other tenants and you don't want his behavior to cause other tenants to move out. 

If the price is what a commuting professional should expect to pay, has the amenities they might want (maybe easy access to dry-cleaners or take-out, a nearby coffee shop, etc), and is convenient to where they are commuting to, the property ought to act as its own attraction.

The tenants took it out of the box for convenience for the plumber who was going to install it. 

Nothing comes at convenient times for any of us.

This is a property we acquired a year ago, it's a fix-upper in a conveniently located neighborhood, the project took much longer than we anticipated, and with a quite a bit of budget overrun as well.

I wouldn’t do it this deposit is there to protect you not for the convenience  of the tenant to use as last months rent.
