I am getting ready to move to the Pensacola, Florida area and I will be hitting the ground running in the multi-family and apartment niche!

There are definitely a lot of property managers here and so many different neighborhoods.I'm exploring neighborhoods too, so if you ever want me to be "boots on the ground" and check out a house or neighborhood, let me know.

Be patient and develop trustworthy contacts on the ground that can advise on trends, locations and niches that continue to work.  

Austin Snow It really helps if you have some (any) trusted boots on the ground in the area you are thinking about.

They can't deny it's former use, but they can "encourage" phasing it out by creative wording that forces it out over time, which is how this appears to me.  

I know there are a ton of people on BP that are wanting to get into real estate and are stuck in the analysis paralysis phase.  

Some redeemed, what phase of redemption foreclosure, bankruptcy... you get the idea. 

Nothing beats talking to people with "Feet On The Ground" in those areas.  

Looking at opening up a new investment market in Charlotte and would like some boots on the ground to network with!
