Lets send all the Grand ArchDukes into hiding

I purchase buy and hold duplexes in Grand Rapids.  

And life is grand when you one day were sitting on 350 SFR's and the next only 11..... :) Now I did not where as good as you mention 15k a door sold for 70k  that's spectacular.

Hi BP Community,I just joined BP and would like to start out by buying my first property (preferably less than a $100 grand) for repair and rent out  for long-term passive income.

.: I've thought about doing exactly this business model myself.I swear I'm gonna do it, just as soon as I don't have another deal taking priority...Whatever deal you are currently working on, it would have to be an absolute grand slam to beat the margins of a self storage conversion project.  

I don't have the overhead that they do, and I streamline my processes with automated systems so that it really cuts back on the amount of work required to manage, so I'm able to do it for a lot less.My overall thoughts on the area is that I LOVE Grand County.

Even a small porch is a few grand, furnace $2k with labor, roof 5-10k every 15 or so years.

Some folks won't care, some folks might be upset that you made 30 grand because you hustled and found the good deal. 

Something with a lot of trees and water, and preferably warmer because I'm anticipating a Grand Solar Minimum soon and it's going to be rough up here!
