I'm also not seeing where you added 100K to your balance sheet taking on a grand more than the appraised value in debt, you're a grand underwater unless I'm missing something else.

If an agent has a client who wants to see 3 houses that are prices at 125k and they likely stand to make a few grand on that makes it hard to make time for a client who wants to see 5 properties for 20k which will likely pay a few hundred dollars by the time it’s done.

If it were me on a 6k rental, I would just refund her the deposit in hopes she would leave a a positive review.I would consider the damage annoying and maybe be upset, but in the grand scheme of things you aren't out much money to correct any issues.
